Stellar Asset Management sits on top of the asset and the property manager, on the owner's behalf. It is an independent platform that can complement an existing team or serve as the outsourced asset management arm entirely. The job is value creation and protection: driving the business plan forward, executing on major projects, and reacting to the market in real time, with the reporting lenders and sponsors rely on behind it.

How We Operate

Not a service list. An operating system. Every engagement runs on AMOS, the Stellar Asset Management Operating System: 10 functions, 44 documented processes, and one operating rhythm from the weekly call to the annual plan. Nothing rides on memory. Each deliverable has an owner and a due date, decisions get written down, and a new asset plugs into the same system on day one.

The loop: Evaluate (site visit, financial review, market evaluation) leads to Plan (business plan, budget and forecast, capex plan) leads to Execute (weekly action plans, vendor and project management, on-site oversight) leads to Monitor (KPIs and reports, scored PM audit, lender requirements). Reports measure the plan, and the annual report feeds the next one.

What We Track

One source of truth across the portfolio, so decisions are never made on numbers nobody trusts:

  • Leasing and revenue: in-place versus market rent gap, loss-to-lease and trade-out spreads, expirations and retention, concessions, submarket comps.
  • Operating performance: monthly T-12 trending, budget versus actual variance, expense ratio analysis, R&M and payroll trending, delinquency and collections.
  • NOI and cash flow: NOI margin and growth, effective gross income, the revenue and expense waterfall, same-store comparison, cash flow after debt service.
  • Debt and compliance: DSCR (actual and projected), LTV, liquidity and reserves, loan compliance status, lender reporting deadlines.
  • Capital and returns: capex budget versus spent, renovation ROI per unit, IRR, equity multiple tracking, refi proceeds modeling.
  • Market and comps: submarket and supply pipeline, competitive set monitoring, cap rate movement, distress and sales comp data.

Operating Cadence

A defined rhythm with a documented decision trail at every level:

  • Weekly: operational call with a documented agenda and open-items log, leasing and pricing review, action plans updated and driven to owners, escalations routed for sign-off.
  • Monthly: site visit on the standard schedule, financials closed and reviewed, comp survey and pricing read, an owner report with real decision support.
  • Quarterly: a scored PM audit including blind leasing tests, a full physical plant walk, a deep market read, and a lender package with narrative.
  • Annually: the budget and rolling 12-month forecast, the business plan refreshed against results and market realities, the annual report to ownership, and insurance renewals or tax protests where warranted.

Risk Controls

Independent safeguards run every month: equity protection for owners, basis protection for lenders.

  • Operating and PM, monthly: weekly calls with documented decisions, variance investigation on every line above tolerance, vendor conflicts surfaced and rebid where warranted, staffing and payroll review, and the recurring calendar of insurance renewals, inspections, and taxes.
  • Debt and capital, monthly: liquidity, reserves, and loan compliance tracked monthly (DSCR, LTV, loan requirements), active capital projects measured against plan and budget, property risks logged with owners, and lender reporting deadlines met on the loan calendar.
  • Decisions and documentation, continuous: a decision log for every material call with an owner of record, escalations routed to ownership with timing, data room readiness maintained between capital events, and refinance and sale readiness reviewed quarterly.

Everything in Advisory on a tighter loop: biweekly calls, written accountability with tracked follow-through, and site visits that connect financial performance to physical reality.

FULL ASSET MANAGEMENT

The end-to-end engagement. Weekly calls, monthly site visits, and full business-plan execution, backed by a dedicated asset manager, senior oversight, and Stellar's in-house BI and construction teams.
